“Where do we start? From the first phone call to the first meeting Frank has been nothing but professional, kind and patient with us. We initially just wanted to know what our home could sell for but had no idea that Frank would not only assist us in selling our home in record time, but help us find, and purchase our dream home thereafter. Frank blew us away during each step of the process. I won’t sugar coat it, selling and buying a home isn’t the easiest process. Frank, however, made it easy for us. His level of commitment and excellent communication skills kept us in the “know” the entire time. Hands down, Frank is the best realtor and person we’ve ever worked with. I look forward to working with him again in the future. Thank you, Frank!”
Meet Matthew and Megan Hajimomen, seriously one of the sweetest couples I’ve met.
Not too long ago, the Hajimomens reached out to me, curious to uncover how much their Cypress home at 4921 Camp St was going for.
They had heard property values in Cypress were climbing and wanted to find out if it was true. Accordingly, I put together a property value report, and shortly after, they decided to list and take advantage of this market.
Although properties are averaging about a month to sell, their Cypress home didn’t sell in 30 days. In fact, it didn’t take long to sell at all. Not 3 weeks. Not 2 weeks. Not even 1 week. After launching the listing campaign, we received an offer and were in escrow in ONLY ONE DAY!
How is that so? The answer is simple…we implemented a strategic marketing campaign. As a Cypress Realtor, I already knew what Cypress home buyers were looking for in a home. Therefore, I took this knowledge and delivered what the buyers were looking for. I have to admit, it also helps that we have more home buyers in Cypress compared to available homes for sale, therefore making it a seller’s market.
Their home was already immaculate; however we staged it to attract buyers and then took professional, online quality photos and video. Then I put together just the right profile that not only spoke to qualified buyers, but it was optimized for web search.
A few features pointed out about this 3 bedrooms, 3 baths, 1,339 s/f, include that:
It’s a remodeled, two-story end unit in a highly desirable area of Cypress with award winning schools!
This end unit condo offers beautiful landscaping & private front entryway leading to an inviting front door.
A spacious & bright, open floor plan offers tile & wood laminate flooring that opens to the downstairs.
The family room features a beautiful fireplace with tile & custom wood mantel, built-ins, recessed lighting and 2-story ceilings with plenty of natural light.
The dining room offers a chandelier, which is open from the kitchen & sits next to a large glass slider accessing the backyard.
The kitchen features stainless steel appliances, granite counter tops, recessed lighting & opens to the family room and dining area. There is also direct access to the attached 2 car garage.
The large master bedroom offers carpet flooring, ceiling fan & a master bathroom. The Master bathroom has an oversized walk-in closet, dual sink vanity, granite counter tops and tile flooring.
The second and third bedrooms are spacious and offer large closets.
The back patio offers concrete decking, grass area with succulents & maple trees, perfect for entertaining! Within the OXFORD ACADEMY district! Landell Elementary, Lexington Middle, Cypress High (option to test into OXFORD ).
On the basis that approximately 92% of home buyers search online first, prior to selecting a property, these features were included when I placed the property on:
- Its own dedicated web page.
- Various real estate sites (i.e. MLS, Zillow, Trulia, Realtor.com, Remax.com, Redfin, Etc…).
- Shared it across a variety of social media channels with high numbers of followers meeting their target audience
- Invested in social media ad.
- Sent out email blasts to qualified buyers interested in purchasing a property in their neighborhood as well as to industry piers to help spread word of mouth.
- And much, much more!
In short, I had one goal in mind, and that was to reach many qualified buyers as quickly as possible.
Our efforts didn’t go unnoticed, because not only did we get into escrow after just one day, but we received an offer $5,000 above asking price!
Of course, when you sell your house much faster than you expect, that also means you have to find a new home just as quickly. And with pleasure, I had the opportunity to help this amazing couple find their new home as well.
Meeting with them I quickly gathered what they were looking for in a home, what they didn’t like, what price point they were seeking, what location they desired, as well as other factors that were crucial to them. In no time, with the help of Chris Fenoglio of Alpine Mortgage out of Seal Beach we received a pre-qualification for financing and I found 5830 E. Huntdale St; Long Beach, CA 90808.
Approximately 5 miles away and less than a 15 minute drive from their Cypress home, 5830 E. Huntdale St. is an exquisitely remodeled, 3 bedrooms, 2 baths, south of Conant home, offering 1,227 s/f of living space and a 5,893 s/f lot.
The property includes a sun-filled, open concept kitchen with a breakfast island, stunning Carrera Quartz countertops, wood-style tile floor, brand new stainless steel appliances and ample storage space. In addition, beautifully refinished original hardwood floors run throughout the home and carrera ceramic tile floors lay in the bathrooms.
The master bedroom further has private access to the backyard and includes a luxurious, spacious master bath with a double sink vanity.
In respect to the backyard, it’s good size with lush landscaping and a shaded patio area perfect for entertaining.
The long driveway further offers plenty of parking on top of the two car detached garage. Other upgrades include new electrical/panel and plumbing, newer roof installed in 2015 and brand new central A/C and heat system. The Hajimomens were also pleased to learn that the home is located in a quiet neighborhood, conveniently near great parks and schools.
Truth be told, real estate transactions aren’t always the easiest, but when all parties are on board (i.e. sellers, buyers, real estate agents, lenders, etc…) and working together as a cohesive team…transactions can close quickly and smoothly. The Hajimomens were on top of every detail of the transaction. With speed and diligence they submitted everything the lender requested to obtain their loan as well as what was needed for the purchase of the property. In addition, looking for the best interest of my buyers, I made sure to negotiate the best contract possible to assure that my lovely clients not only purchased the home they desired, but they were making a sound investment.
On a side note, if you’re looking for a great lender, I highly recommend Chris Fenoglio from Alpine Mortgage.
The length of time from when we got into escrow for the Long Beach property till closing was only 15 days! This worked out great because from the moment the Hajimomens received their keys they were able to begin their new adventures within 24 hours. And by adventure I’m not solely referring to moving into their new home.
This adventure seeking couple hopped into their car and began a big road trip to Canada in less than 24 hours from taking the keys to their new home.
As Megan Hajimomen described,
“End of one adventure & the beginning of a new one! We sold our house in 1 day & closed escrow on our new house in 14 days, all in time for our big road trip to Canada!! We got the keys to our new home yesterday, and are currently on the road to Canada less than 24hrs later, what a great way to end/start this journey. Big thanks to our awesome agent Frank Abbadessa.”
Thank you Matthew and Megan…the pleasure seriously was all mine and all the best to you guys on all your adventures! As always, I’m here if you need anything!
P.S. Curious to what’s next for the Hajimomen home? Here’s a sneak peak…
