Top Anaheim Realtor, Frank Abbadessa, Sells Anaheim Home for More With a Few Updates – Recently, I had the privilege of helping a client sell their unique, Anaheim home. With a custom design comprised of 4 bedrooms, 3 bathrooms, 2,221 s/f, and an exotic landscape with a solar heated pool, waterfall and Jacuzzi, this piece of Anaheim real estate was (is) truly remarkable and one-of-a kind.
Given that my clients were looking to maximize their return on investment, we had to make sure that this Anaheim property stood out from the competition. We had to make sure that when home buyers were house hunting, this home popped and was memorable. We had to make it as easy as possible for home buyer to envision themselves spending time with family and friends in the living room, cooking in the kitchen, and relaxing in the bedrooms.
To accomplish this, we had to update the property, stage it strategically, and with professionally taken photos, we had to get this home in front of as many targeted buyers as possible. Given that 92% of home buyers search for Anaheim real estate online, we had to leverage social media, email campaigns, and search engine optimization. We had to also notify our targeted list of home buyers seeking an Anaheim home in this particular neighborhood, as well as notify our industry partners of its availability.
To successfully achieve this, however, we agreed to update the home’s interior. When updating a home, however, particularly for the purpose of selling a home, you should consider two main factors. First, take a look at all the costs involved with updating the home and compare to the value it will bring. As a top Anahiem Realtor, I can help you with such calculations an analysis. But in short, the goal is to only invest in updates and upgrades that will provide you with a return on investment. Second, take a look at your competition. What other homes in your area, with similar property features as yours, are currently on the market? These are the homes you will be competing with to grab your target buyers’ attention. Accordingly, what features do these homes have that you may be lacking in? Are their kitchens more updated than yours? If so, perhaps you may want to consider updating your kitchen. Are their floors hardwood and yours carpet? Maybe you should invest in flooring. Take a look at the competition and speak to a Realtor as myself to create a strategic sale’s plan.
For my particular client, we decided to focus on low-budget updates that make a big impact on the eye. For example, check out the living room’s before and after.
For the living and dining areas, I wanted to make a few updates that truly showcase such features of the homes as the custom marble flooring, stack stone pillars, plaster & finished eaves, venetian textured walls & ceilings, oak fireplace with marble hearth, and the duel painted windows.MASTER BEDROOM
In the master bedroom, I wanted to draw attention to the stone & marble fireplace as well as the large space.
In the bedrooms, I wanted home buyers to really soak in the large space, natural lighting, and gorgeous wood flooring, perfectly suited for a bedroom oasis to melt into.
Again, the goal here was to make sure my clients could receive the greatest profit possible for their Anaheim property, in the quickest turn around possible.
