As a West Garden Grove Realtor, I can tell you first hand, that one of the main reasons so many buyers seek to buy a West Garden Grove home is due to the community’s award-winning, high rated schools: Patton Elementary School, Hilton D. Bell Intermediate School, and Pacifica High School, all of which are part of Garden Grove Unified School District. Ironically, the desire to live nearby such schools is not only seen among families with school-age children. In fact, those with grown children and those without also wish to move within the school-district.
Why is that? Well, one reason is that buyers planning on starting a family one day, are preparing for their future and moving to a neighborhood where they can provide their future kid(s) access to a great education. Another reason is that homes near excellent schools make great investments. As we all know, the housing market can go up and down. However, homes within desired school districts are proven to have insulation per se’, protecting their property value from market fluctuations. It’s a known fact that many home buyers are willing to pay more for access to a great school system. Accordingly, such homes are win-wins for buyers and sellers.
West Garden Grove’s High Rated Schools
Patton Elementary School
Patton Elementary School, located at 6861 Santa Rita Avenue, Garden Grove is rated 10/10 per GreatSchools.org. This is absolutely incredible, to say the least. Compared to other schools in California, Patton Elementary is rated above average. Students perform above average on state tests, are making above average year-over-year academic improvements, and hold above average results in how well it’s serving disadvantaged students. For example, in terms of academics, while the state averages at 37% in math proficiency, our school averages at 74%! Furthermore, while the state averages at 48% proficiency in English, our school averages at 75%! In terms of science, while the state averages at 53%, our school is at 94%!!!
Hilton D. Bell Intermediate School
Hilton D. Bell Intermediate School (AKA Bell), located at 12345 Springdale Street, Garden Grove is also rated 10/10 per GreatSchools.org. Similar to Patton Elementary, Bell also averages far above other schools in California. For example, the school averages at 75% proficiency in English, 60% in Math, and 91% in Science, whereas the state averages at 48%, 37%, and 61% respectively. As GreatSchools.org describes, with academics like this, it is suggested that most students at this school are performing at or above grade level.
Pacifica High School
Pacifica High School, located at 6851 Lampson Avenue, Garden Grove is more than just another highly rated school (9/10 by GreatSchools.org), it’s also rated far above the state average for college readiness, as well as holds a bit of celebrity history. For example, while California has an 82% 4-year high school graduation rate, Pacifica has a 97% graduation rate! While California has a 43% state average for graduates meeting the UC/CSU entrance requirement, Pacifica has 68%! And, while the average SAT score in California is 1473, Pacifica students average at 1521! Out ranking other schools in terms of academics and college readiness, perhaps there is no surprise why we have had quite few famous faces as students, including: Jeff Carlson, former quarterback for the New England Patriots and Tampa Bay Buccaneers; Jon Dorenbos, from the Philadelphia Eagles and a professional magician as seen on America’s Got Talent; Larry Fortensky, Elizabeth Taylor’s last husband; Guitarists Kevin Wasserman and Dexter Holland as well as Bassist Greg Kriesel for the band, The Offspring; and many others.
Patton Elementary School, Hilton D. Bell Intermediate School, and Pacifica High School…three incredible Garden Grove Unified schools and three far above average ranked schools compared to others in California. These schools not only provide many opportunities for students now, and open doors for their futures, but they’re also beneficial for the homes nearby. As described above, having the opportunity to live within these school lines is sought after by families with school-aged children, individuals with no children, and investors. As a West Garden Grove Realtor, I see it day in and day out…families are willing to pay more to live nearby these schools in order to provide their current/future kids access to such great schools, as well as savvy buyers know that with such high demand for these properties, regardless of market fluctuations, West Garden Grove homes have higher resale prices.
